
The improved methods of farm lands evaluation and economic substantiation of rent creation, taking into account the level of production intensification and heterogeneity of soil fertility is suggested. The mechanism of economic evaluation of lands was developed taking into account the natural and agricultural zoning and landscape-ecological lands classification. The analysis of economic efficiency of grain crops production on the lands of major agro-ecological groups with various levels of production intensification has been carried out. The calculations on economic evaluation of land rent have been analyzed. The conclusion on the fact that depending on the fertility and climatic factors, playing an important role in grain cultivation, it is not always possible to obtain a positive rent, has been substantiated.
Предложена усовершенствованная методика оценки земель и экономического обоснования создания ренты с учётом уровня интенсификации производства и неоднородности плодородия почв. Механизм экономической оценки земель разрабатывался с учётом природно-сельскохозяйственного районирования и ландшафтно-экологической классификации земель. Проведён анализ экономической эффективности производства зерновых культур на землях основных агроэкологических групп при различных уровнях интенсификации производства. Проанализированы расчёты по экономической оценке земельной ренты. Обоснован вывод о том, что в зависимости от плодородия и климатических факторов при возделывании зерновых не всегда можно получить положительную ренту.
