Abstract

Целью данной работы является разработка проектной документации на строительство высотного офисного здания в г. Санкт-Петербург в соответствии с заданием на проектирование и действующими нормативными документами. Целью исследовательской части данной работы является определение технико-экономических показателей системы модульного фасада проектируемого высотного офисного здания в городе Санкт-Петербург. Задачи, которые решались в ходе исследования: - сравнительный анализ свойств модульных навесных вентилируемых фасадов (далее НВФ) и традиционных НВФ; - выбор системы модульного фасада для проектируемого здания; - расчет стоимости и сроков строительства выбранной системы. В результате работы была разработана схема планировочной организации земельного участка, архитектурные и конструктивные решения, система вентиляции, мероприятия по обеспечению пожарной безопасности, доступу инвалидов и соблюдению требований энергетической эффективности. Также был разработан проект организации строительства, включая разработку организационно-технологической BIM-модели, технологическая карта на монтаж модульной фасадной системы и составлена смета на строительство. В результате исследования был произведенный анализ существующих модульных фасадных систем, который показал, что данная система является достойной альтернативой традиционным НВФ системам. Применение такой системы позволяет значительно сократить сроки строительства, тем самым сократить расходы на содержание строительной площадки и команды, она надежнее и энергоэффективнее традиционной НВФ системы. Полученные результаты позволяют принять решение о целесообразности использования модульной фасадной системы для проектируемого высотного здания. Для достижения полученных результатов были использованы следующие программные обеспечение: Microsoft Office, Autodesk Revit 2022, Twinmotion, ЛИРА-САПР2022, САПФИР2022, Synchro 4D, NormCAD, Сигма ПБ.

The purpose of this work is to develop design documentation for the construction of a high-rise office building in St. Petersburg in accordance with the design assignment and current regulatory documents. The purpose of the research part of this work is to determine the technical and economic indicators of the modular facade system of a projected high-rise office building in the city of St. Petersburg. The tasks that were solved during the study: - comparative analysis of the properties of modular hinged ventilated facades (hereinafter NVF) and traditional NVF; - selection of a modular facade system for the projected building; - calculation of the cost and construction time of the selected system. As a result of the work, a scheme for the planning organization of the land plot, architectural and design solutions, a ventilation system, measures to ensure fire safety, access for the disabled and compliance with energy efficiency requirements were developed. A project for the organization of construction was also developed, including the development of an organizational and technological BIM model, a technological map for the installation of a modular facade system and an estimate for construction. As a result of the study, an analysis of existing modular facade systems was carried out, which showed that this system is a worthy alternative to traditional NVF systems. The use of such a system can significantly reduce the construction time, thereby reducing the cost of maintaining the construction site and the team, it is more reliable and energy efficient than a traditional NVF system. The results obtained make it possible to make a decision on the expediency of using a modular facade system for a projected high-rise building. To achieve the results obtained, the following software was used: Microsoft Office, Autodesk Revit 2022, Twinmotion, LIRA-CAD 2022, SAPPHIRE 2022, Synchro 4D, NormCAD, Sigma PB.
