
Целью данной работы ÑвлÑетÑÑ Ñ€Ð°Ð·Ñ€Ð°Ð±Ð¾Ñ‚ÐºÐ° проектной документации на ÑтроительÑтво выÑотного офиÑного Ð·Ð´Ð°Ð½Ð¸Ñ Ð² г. Санкт-Петербург в ÑоответÑтвии Ñ Ð·Ð°Ð´Ð°Ð½Ð¸ÐµÐ¼ на проектирование и дейÑтвующими нормативными документами. Целью иÑÑледовательÑкой чаÑти данной работы ÑвлÑетÑÑ Ð¾Ð¿Ñ€ÐµÐ´ÐµÐ»ÐµÐ½Ð¸Ðµ технико-ÑкономичеÑких показателей ÑиÑтемы модульного фаÑада проектируемого выÑотного офиÑного Ð·Ð´Ð°Ð½Ð¸Ñ Ð² городе Санкт-Петербург. Задачи, которые решалиÑÑŒ в ходе иÑÑледованиÑ: - Ñравнительный анализ ÑвойÑтв модульных навеÑных вентилируемых фаÑадов (далее ÐВФ) и традиционных ÐВФ; - выбор ÑиÑтемы модульного фаÑада Ð´Ð»Ñ Ð¿Ñ€Ð¾ÐµÐºÑ‚Ð¸Ñ€ÑƒÐµÐ¼Ð¾Ð³Ð¾ зданиÑ; - раÑчет ÑтоимоÑти и Ñроков ÑтроительÑтва выбранной ÑиÑтемы. Ð’ результате работы была разработана Ñхема планировочной организации земельного учаÑтка, архитектурные и конÑтруктивные решениÑ, ÑиÑтема вентилÑции, мероприÑÑ‚Ð¸Ñ Ð¿Ð¾ обеÑпечению пожарной безопаÑноÑти, доÑтупу инвалидов и Ñоблюдению требований ÑнергетичеÑкой ÑффективноÑти. Также был разработан проект организации ÑтроительÑтва, Ð²ÐºÐ»ÑŽÑ‡Ð°Ñ Ñ€Ð°Ð·Ñ€Ð°Ð±Ð¾Ñ‚ÐºÑƒ организационно-технологичеÑкой BIM-модели, технологичеÑÐºÐ°Ñ ÐºÐ°Ñ€Ñ‚Ð° на монтаж модульной фаÑадной ÑиÑтемы и ÑоÑтавлена Ñмета на ÑтроительÑтво. Ð’ результате иÑÑÐ»ÐµÐ´Ð¾Ð²Ð°Ð½Ð¸Ñ Ð±Ñ‹Ð» произведенный анализ ÑущеÑтвующих модульных фаÑадных ÑиÑтем, который показал, что Ð´Ð°Ð½Ð½Ð°Ñ ÑиÑтема ÑвлÑетÑÑ Ð´Ð¾Ñтойной альтернативой традиционным ÐВФ ÑиÑтемам. Применение такой ÑиÑтемы позволÑет значительно Ñократить Ñроки ÑтроительÑтва, тем Ñамым Ñократить раÑходы на Ñодержание Ñтроительной площадки и команды, она надежнее и ÑнергоÑффективнее традиционной ÐВФ ÑиÑтемы. Полученные результаты позволÑÑŽÑ‚ принÑть решение о целеÑообразноÑти иÑÐ¿Ð¾Ð»ÑŒÐ·Ð¾Ð²Ð°Ð½Ð¸Ñ Ð¼Ð¾Ð´ÑƒÐ»ÑŒÐ½Ð¾Ð¹ фаÑадной ÑиÑтемы Ð´Ð»Ñ Ð¿Ñ€Ð¾ÐµÐºÑ‚Ð¸Ñ€ÑƒÐµÐ¼Ð¾Ð³Ð¾ выÑотного зданиÑ. Ð”Ð»Ñ Ð´Ð¾ÑÑ‚Ð¸Ð¶ÐµÐ½Ð¸Ñ Ð¿Ð¾Ð»ÑƒÑ‡ÐµÐ½Ð½Ñ‹Ñ… результатов были иÑпользованы Ñледующие программные обеÑпечение: Microsoft Office, Autodesk Revit 2022, Twinmotion, ЛИРÐ-СÐПР2022, СÐПФИР2022, Synchro 4D, NormCAD, Сигма ПБ.
The purpose of this work is to develop design documentation for the construction of a high-rise office building in St. Petersburg in accordance with the design assignment and current regulatory documents. The purpose of the research part of this work is to determine the technical and economic indicators of the modular facade system of a projected high-rise office building in the city of St. Petersburg. The tasks that were solved during the study: - comparative analysis of the properties of modular hinged ventilated facades (hereinafter NVF) and traditional NVF; - selection of a modular facade system for the projected building; - calculation of the cost and construction time of the selected system. As a result of the work, a scheme for the planning organization of the land plot, architectural and design solutions, a ventilation system, measures to ensure fire safety, access for the disabled and compliance with energy efficiency requirements were developed. A project for the organization of construction was also developed, including the development of an organizational and technological BIM model, a technological map for the installation of a modular facade system and an estimate for construction. As a result of the study, an analysis of existing modular facade systems was carried out, which showed that this system is a worthy alternative to traditional NVF systems. The use of such a system can significantly reduce the construction time, thereby reducing the cost of maintaining the construction site and the team, it is more reliable and energy efficient than a traditional NVF system. The results obtained make it possible to make a decision on the expediency of using a modular facade system for a projected high-rise building. To achieve the results obtained, the following software was used: Microsoft Office, Autodesk Revit 2022, Twinmotion, LIRA-CAD 2022, SAPPHIRE 2022, Synchro 4D, NormCAD, Sigma PB.
