Abstract

El trabajo que se presenta pertenece al proyecto de investigación que se lleva a cabo en la Facultad de Construcciones de la Universidad de Camagüey, relacionado con la caracterización y evaluación de los edificios de viviendas prefabricados y semiprefabricados. En el municipio Camagüey el desarrollo urbano se ha caracterizado por el empleo de forma masiva de sistemas constructivos con tipología constructiva prefabricada, los años de explotación, la falta de mantenimiento, así como los problemas de diseño, ejecución, han sido la causa principal del alto grado de deterioro en estos edificios que datan de la década del 60 en su mayoría. Teniendo como objetivo, proponer acciones constructivas para detener el deterioro de los edificios de viviendas construidos con estos sistemas constructivos en el municipio de Camagüey. Se realizó un estudio de campo para el cual se diseñó una ficha técnica que facilita la recogida de información sobre el estado técnico actual de las edificaciones y las posibles causas que generan los deterioros. Los resultados que se obtienen los niveles de daños y acciones constructivas a acometer para detener el deterioro según el estado técnico de cada sistema constructivo, lo cual contribuye a la preservación del patrimonio construido, al mejoramiento del entorno urbano con un impacto visual positivo y favorece el bienestar de la población. Se concluye que los edificios analizados requieren de una reparación general que permita mantener la capacidad habitacional y la durabilidad de los elementos componentes.
