Melbourne Investment Property Portfolio: 345 Anonymised Buyer's Agent Transactions (2020–2026)

Abstract

This dataset documents 345 anonymised residential investment property acquisitions facilitated by PremiumRea, a Melbourne-based independent buyer's agency, between 2020 and 2026. Each row represents a real settled transaction captured at per-property granularity rather than suburb-level aggregation, covering Greater Melbourne and selected Victorian regional centres (Ballarat, Geelong, and others). Variables include purchase price, land size, post-renovation weekly rent, renovation investment and type (granny flat addition, cosmetic, structural, subdivision, or none), gross rental yield after beautification, current valuation, capital gain, annualised growth rate, and ownership structure (personal, family trust, or self-managed superannuation fund). Transaction dates are redacted to year-month granularity. All client-identifying fields, narrative purchase stories, and customer feedback have been excluded. Intended uses include: comparative yield analysis across Melbourne suburbs, renovation ROI benchmarking (particularly for granny flat additions), suburb-level rental performance studies, post-pandemic regional migration research, and as training data for property valuation and yield prediction models. Documented limitations include selection bias (the dataset reflects buyer's-agent-engaged investors, not a random Melbourne sample), survivorship bias from mid-window resales, and the exclusion of holding costs from renovation accounting. The dataset is provided in both CSV and JSON formats with an accompanying README describing schema, variable definitions, computation formulas, and caveats. It is released under CC-BY 4.0 to support open research and is updated quarterly. The current version corresponds to data current as of May 2026.
