URBAN GROWTH AND LAND USE TRANSFORMATION IN THE ADIGBE–PANSEKE CORRIDOR, OGUN STATE

Abstract

This study investigates patterns and drivers of land use conversion along Adigbe-Panseke Road, Ogun State, Nigeria. A survey of 88 converted buildings, selected from 112 identified using the Taro Yamane sample size calculator, was conducted to analyze land use changes and their underlying factors. Data collected via structured questionnaires yielded an 89.8% response rate. Results indicate that conversion from residential and agricultural uses to commercial and industrial purposes is primarily driven by population growth (mean = 3.84, p < 0.05), economic development (mean = 3.90, p < 0.05), and inadequate urban planning (mean = 3.94, p < 0.05), with cultural and social factors also contributing. The study concludes that rapid urbanization, increased commercial activity, and shifts in population density have shaped land use patterns, while weak enforcement of zoning laws has led to unplanned conversions, causing physical and environmental challenges. Findings underscore the need for government intervention in infrastructure provision and urban management to mitigate congestion and deterioration in the area.
