Abstract

Современный рынок жилой недвижимости характеризуется высокой конкуренцией, а покупатели предъявляют всё более высокие требования к качеству объектов. Для формирования конкурентного продукта застройщикам необходимо объективно оценивать влияние включаемых улучшений на рыночные показатели, такие как цена квадратного метра и темпы продаж. В данной статье описаны результаты проведённого исследования, в ходе которого было проанализировано более 60 объектов жилой недвижимости, реализуемых на первичном рынке профессиональными застройщиками. Применённые методы включали оцифровку качественных характеристик, нормировку данных и корреляционно-регрессионный анализ. Результаты исследования позволяют сформулировать практические рекомендации по оптимизации продуктовой стратегии в условиях современного рынка.

The modern residential real estate market is characterized by high competition, and buyers are making increasingly high demands on the quality of facilities. To create a competitive product, developers need to objectively assess the impact of the improvements included on market indicators such as the price per square meter and sales rates. This article describes the results of a study that analyzed more than 60 residential properties sold on the primary market by professional developers. The applied methods included digitization of qualitative characteristics, normalization of data, and correlation and regression analysis. The results of the research allow us to formulate practical recommendations for optimizing the product strategy in the conditions of the modern market.
