Abstract

[Resumen] Este proyecto propone la ejecución de un edificio de obra nueva en Pontevedra, en un solar residual situado entre el casco histórico y una zona de nueva edificación. El edificio se concibe como un espacio híbrido que combina co-living, co-working y zonas sociales, con el objetivo de revitalizar el entorno urbano y mejorar la conectividad peatonal. La propuesta arquitectónica responde a las complejas condiciones topográficas del solar, con una diferencia de cota de 8 metros y medianeras que condicionan la volumetría. Se plantea una solución fragmentada en dos volúmenes que generan una plaza pública central, favoreciendo el soleamiento y la integración urbana. El diseño busca un equilibrio entre espacios privados y colectivos, con una expresión material basada en el hormigón armado visto y la madera de pino gallego. El proyecto cumple con todas las exigencias del Código Técnico de la Edificación (CTE), incluyendo seguridad estructural, accesibilidad, eficiencia energética, protección frente al ruido y salubridad. Se detallan los sistemas constructivos, instalaciones, urbanización y presupuesto, con especial atención a la sostenibilidad, el confort térmico y acústico, y la protección frente al gas radón.
