En l'actualitat ens trobem submergits en una forta emergència habitacional en gran part del territori, sobretot, en les ciutats més poblades com Barcelona o les grans capitals arreu del continent. Es en aquesta problemàtica i en la necessitat de buscar-hi solucions on apareix amb tot el sentit del món aquesta estratègia de crear i aconseguir nous habitatges allà on mai s'hagués pensat que hi podrien ser-hi, barrejats amb esquelets industrials ja desolats que brinden al camp de l'arquitectura una segona oportunitat per reaprofitar-los i sumar el millor dels dos programes. Així doncs aquesta tendència de rehabilitar aquests edificis que han quedat obsolets o en fases de deteriorament avançades, es una solució per donar resposta a aquesta problemàtica. A més de reforçar el patrimoni cultural i històric gràcies a la conservació i el respecte cap a parts d'aquests edificis com poden ser façanes protegides que es recuperen i es potencien. Es en aquesta dicotomia on es centra el treball, analitzant quins pioners han existit en aquesta matèria, desgranant diferents casos d'estudi actuals on s'ha dut a terme una actuació com aquesta per veure de quina manera concreta s'ha realitzat i quins paràmetres resultants destaquen d'aquest procés i finalment extraient conclusions dels habitatges resultants.

We are currently immersed in a strong housing emergency in much of the territory, especially in the most populated cities such as Barcelona or the big capitals throughout the continent. It is in this problem and in the need to find solutions that appears with all the sense of the world this strategy of creating and getting new homes where it had never been thought they could be, mixed with already desolated industrial skeletons that provide in the field of architecture a second opportunity to reuse them and add the best of the two programs. Thus, this tendency to rehabilitate these buildings that have become obsolete or in phases of advanced deterioration, is a solution to respond to this problem. In addition to strengthening the cultural and historical heritage thanks to the conservation and respect for parts of these buildings such as protected facades that are recovered and strengthened. Is in this dichotomy where the work is focused, analysing which pioneers have existed in this matter, describing different current case studies where an action like this has been carried out to see in what concrete way it has been carried out and what parameters resulting highlight from this process and finally extracting conclusions from the new dwellings.
