Abstract

A través del presente trabajo se buscará diseñar un plan de proyecto para gestionar la construcción de la clínica de tercer nivel, llamada Renacer II, en el Distrito Turístico y Cultural de Riohacha (La Guajira). La empresa que ejecutará dicho proyecto será JC Arquitectura y Construcción S.A.S, la cual fue constituida en el año 2015 y ha tenido experiencia en la construcción de proyectos residenciales, comerciales y de tipo hospitalario. El plan de proyecto se realizará bajo los lineamientos y buenas prácticas del PMBOK@ sexta edición, ya que la empresa, al no contar con un marco de gestión de proyectos, se considera que tiene una oportunidad para mejorar sus procesos, haciendo énfasis en la gestión de costos. Por lo tanto, se analizarán distintos aspectos que afectan los costos, como, por ejemplo, la característica geográfica del proyecto, el cual está ubicado en una ciudad intermedia, los manejos presupuestales de la empresa, factores externos, factores internos, entre otros. Como método se planteará una revisión bibliográfica de las directrices establecidas por el PMI, con el fin de desarrollar un plan de proyecto con los procesos que apliquen, con el objetivo de que dicho documento permita a la organización lograr una ejecución acertada.

Through this work, we will seek to design a project plan to manage the construction of the X level clinic, called Renacer II, in the Tourist and Cultural District of Riohacha (La Guajira). The company that will execute this project will be JC Arquitectura y Construcción S.A.S, which was established in 2015 and has had experience in the construction of residential, commercial and hospital-type projects. The project plan will be carried out under the guidelines and good practices of the PMBOK@ sixth edition, since the company, not having a project management framework, is considered to have an opportunity to improve its processes, emphasizing management of costs. Therefore, different aspects that affect costs will be analyzed, such as, for example, the geographical characteristic of the project, which is located in an intermediate city, the company's budget management, external factors, internal factors, among others. As a method, a bibliographic review of the guidelines established by the PMI will be proposed, in order to develop a project plan with the processes that apply, with the objective that said document allows the organization to achieve a successful execution.
