In this study, we will clarify if the parcial leasing contracts of a housing should be regulated by the urban tenancy act or not. To figure out this question, we will analyze what purpose pursue the legislator with these rules and we will try to define the indeterminate juridicial concept of «town property». In turn, we will analyze the parcial leasing contract that causes more controversy on the subject; the single room lease contract.
En este artículo vamos a dilucidar si los arrendamientos parciales de una vivienda se someten al régimen jurídico de la L.A.U. o no. Para ello, analizaremos el fin que persigue el legislador con esta normativa y para ello definiremos el concepto jurídico indeterminado de «finca urbana». A su vez, analizaremos el contrato de arrendamiento parcial que genera más controversia al respecto; el contrato de arrendamiento de habitación.
