En este artículo vamos a estudiar el contrato de subarrendamiento, especialmente su regulación a través de la Ley de Arrendamientos Urbanos. Daremos una definición de estos contratos y trataremos la cuestión acerca de si han de ser parciales o totales. Asimismo, analizaremos la normativa aplicable a estos contratos según se celebren o sobre arrendamientos destinados a viviendas (art. 2 de la L.A.U.) o sobre arrendamientos destinados a uso distinto del de vivienda (art 3 L.A.U.).
In this study we will discuss the subleasing contract, especially its regulation through the urban tenancy act. We will define these two contracts and then we will try to find out if they are partial or total. We will also analyze what rules are applicable to the type of lease, for housing (art 2 of the L.A.U) or for use other than that of housing (art 3 L.A.U).
