Abstract

El presente trabajo pretende realizar una aproximación a las problemáticas vinculadas al desarrollo y expansión de los barrios privados en la actualidad. Se afronta como un fenómeno que ha crecido notablemente tanto en las áreas metropolitanas como en las ciudades intermedias a nivel nacional. El análisis de un caso específico, a partir de la extensión que tuvo este tipo de asentamientos en el periurbano sur de Mar del Plata, nos ayudará a observar cómo se traslada esta lógica socioterritorial a una escala local. El objetivo es analizar las nuevas funcionalidades que se producen en el territorio y realizar una comparación entre los nuevos barrios cerrados y los sectores adyacentes para comprobar la existencia de un proceso de fragmentación socioterritorial. Para llevar adelante la investigación, se tomaron como referencia los emprendimientos inmobiliarios que comenzaron a concretarse con mayor intensidad en el sur de Mar del Plata desde 2005. En lo metodológico, el trabajo se sustenta en los aportes obtenidos a través de encuestas semi-estructuradas y entrevistas a distintos actores sociales. Además, el trabajo consideró observaciones realizadas en relevamientos de campo y aportes teóricos de investigadores especialistas en la materia. Los resultados que generan la información relevada permite definir que las nuevas urbanizaciones cerradas son estimuladas por un modo de producción del espacio que tiene como objetivo principal diferenciar social, económica y territorialmente a la sociedad de una misma localidad. La consecuencia inmediata de estos nuevos usos de suelo residencial expone una fragmentación en las que se pueden observar las desiguales relaciones socioterritoriales que existen.

The present work intends to make an approximation to the problems linked to the development and expansion of private neighborhoods at present. It is confronted as a phenomenon that has grown remarkably both in metropolitan areas and in intermediate cities nationwide. The analysis of a specific case, based on the extension of this type of settlement in the southern peri-urban area of Mar del Plata, will help us to observe how this socioterritorial logic is transferred to a local scale. The objective is to analyze the new functionalities that occur in the territory and make a comparison between the new closed urbanisations and the adjacent neighborhoods to verify the existence of a socio-territorial fragmentation process. In order to carry out the research, the real estate projects that began to take shape with greater intensity in the south of Mar del Plata since 2005 were taken as a reference. Methodologically, the work is based on the contributions obtained through semi-structured surveys and interviews with different social actors. In addition, the work considered observations made in field surveys and theoretical contributions of researchers specialized in the field. The results generated by the surveyed information allow us to define that the new closed urbanisations are stimulated by a production mode of the space whose main objective is to differentiate society, economically and territorially from the same locality. The immediate consequence of these new uses of residential land exposes a fragmentation in which the unequal socioterritorial relations that exist can be observed.
