[ES] El objetivo que se persigue con la elaboración de este Trabajo Fin de Grado (TFG), es conocer en primera instancia, como ha evolucionado el sector inmobiliario en España e Italia y la relevancia de dicho sector en el desarrollo de la economía, en concreto entre 2007-2014, sin olvidar los años precedentes y posteriores. Para ello, debemos señalar y analizar diversos indicadores económicos (PIB, déficit público, tasa de desempleo) y otros factores (especulación, aumento del precio de las viviendas, prestación de créditos) que han favorecido el auge del sector y que nos permite dar respuesta a nuestro objetivo. Para llevar a cabo tal cometido, se han analizado y depurado datos que permiten un estudio más exhaustivo, sobre los países elegidos para finalmente, transcribir las conclusiones finales donde se recapitularán los principales resultados obtenidos.

[EN] The objective pursued with the elaboration of this Final Degree Project (TFG), is to know in the first instance, how the real estate sector has evolved in Spain and Italy and the relevance of this sector in the development of the economy, specifically between 2007-2014, without forgetting the previous and subsequent years. For this, we must point out and analyze various economic indicators (GDP, public deficit, unemployment rate) and other factors (speculation, housing price increase, credit provision) that have favored the boom of the sector and that allow us to respond to our goal. To carry out this task, we have analyzed and refined data that allow a more exhaustive study on the countries chosen to finally transcribe the final conclusions where the main results obtained will be recapitulated.
