RESUMEN: El mercado de la vivienda tanto en España como en Europa, ha sido, es y será uno de los principales motores económicos e indicadores de bienestar social más importantes de la historia. Se puede apreciar el nacimiento del mercado hipotecario, que es uno de los temas de actualidad más importantes y controvertidos durante los últimos años, a través de la evolución del mercado de la vivienda. Es por ello que se ha decidido hacer un proyecto centrado en estos temas y que cuenta con los siguientes objetivos: - Hacer un recorrido de cómo se crean y desarrollan los parques de viviendas en Europa durante el siglo XX alrededor de los núcleos industrializados y en las ciudades. - También haremos un análisis del mercado de la vivienda en España en el siglo XXI. En este apartado tomaremos como variable de referencia el precio de la vivienda. - Estudiar el mercado hipotecario español. En este apartado veremos el concepto de mercado hipotecario y su historia. Analizaremos los dos periodos históricos diferenciados en España. Además realizaremos un análisis ANOVA de la evolución del mercado hipotecario en ambos periodos. También haremos una diferenciación por comunidades autónomas en el cual también haremos el análisis ANOVA, tanto para analizar los resultados por comunidad autónomo como por años. - Por último identificaremos las variables que determinan el comportamiento del mercado hipotecario español. Se realizará un estudio gráfico y estadístico de la correlación que tiene estas variables. Con ello trataremos de averiguar si las variables que se han elegido tiene causalidad sobre la evolución del mercado hipotecario en España.

ABSTRACT: The housing market has been, is and will be one of the main economic drivers and social welfare indicators; it is one of the most important of history as much in Spain as in Europe. The birth of the mortgage market, which is one of the issues most important and controversial in recent years, could be seen by the housing market evolution. That is why it was decided to create a project focused on these topics and it has the following goals: - Take a journey about how housing parks were created and developed in Europe around the industrial centres and cities during the twentieth century. - We will also do a analysis of market housing in Spain during the XXI century. In this section we will take as reference the price of housing. - Study the Spanish mortgage market. In this section we will see the concept of mortgage market and its history. In addition we will make an ANOVA analysis of the evolution of the mortgage market in both periods. We will also make a distinction by regions in which we also make an ANOVA test, to analyze the results by regions and years. - Finally we will identify the variables that determine the behavior of the Spanish mortgage market. it will be made a graphic and statistical study of the correlation that has these variables. It will try to determine if the variables have been chosen have causality on the evolution of the mortgage market in Spain.
