Abstract

RESUMEN: El principal objetivo de este trabajo es llevar a cabo una evaluación de viabilidad económica y financiera de una residencia de estudiantes con destino internacional. Inicialmente se define el proyecto para fijar unas directrices que guiarán el estudio. A continuación se recopilan datos referentes al sector del alojamiento estudiantil en Reino Unido y se investiga la oferta a la que se enfrenta la empresa y la demanda que podrá llegar a cubrir. Este estudio del sector va desde un ámbito nacional al micro – entorno de la empresa. A pesar de la crisis, en el ámbito nacional la oferta de alojamientos de este tipo ha crecido mientras que la demanda ha permanecido constante. En cuanto al micro – entorno de la empresa, el mayor competidor es el sector privado (particulares que alquilan sus viviendas) que será combatido con bajos precios. Una vez realizado el análisis del sector, el siguiente paso es llevar a cabo el estudio económico – financiero, para el que se deben establecer la previsión de ingresos así como los costes para obtener los flujos de caja libres y así poder calcular el valor actual neto de la empresa y la tasa interna de retorno, con los que se dirá si el proyecto es viable o no. En este caso los resultados obtenidos son positivos ya que el VAN es mayor que cero y el TIR es mayor al WACC. Por lo que podemos decir que el proyecto es viable y rentable. Nuestras conclusiones pueden verse afectadas si el estudio realizado no se cumple al cien por cien, para ello tenemos un margen de aproximadamente un 20% si el porcentaje de ocupación disminuye (como observaremos en el análisis de sensibilidad).

ABSTRACT: The main objective of this study is to carry out the financial evaluation of a student residence in Edinburgh (Scotland). First of all it is necessary to set guidelines that will help us in the study. Sector data in the United Kingdom and within the business environment are needed to specify the supply and the demand within which the residence is going to exist. The main competitor for the residence is the private sector (individuals who rent their homes), but the company is going to overcome that with low prices. Once the sector analysis is done, the next step is the viability study of the business. It is necessary to set the revenue forecast and also the costs. With that we are able to calculate the free-cash-flow of each year to compute the net present value and the internal return rate. The NPV and the IRR are going to tell us if the project is profitable or not. In this case study, the results obtained are positive because the NPV > 0 and the IRR is higher that the WACC. Therefore, the project is profitable and viable. Our findings may be affected if the study is not met one hundred percent. Because of that we have a margin of approximately 20% if the occupancy rate decreased (as we can see in the sensitivity analysis).
