Abstract

RESUMEN: El trabajo tiene como objetivo analizar las rentabilidades de la inversión para el alquiler en el mercado inmobiliario, concretamente en Santander. Para dar contexto económico y entender el funcionamiento del mercado de la vivienda en España, se ha estudiado la situación en el mercado inmobiliario desde la crisis financiera de 2007 hasta la actualidad, teniendo en cuenta las diferentes variables económicas y financieras que afectan a la evolución de los precios y que un inversor deberá tener en cuenta. También se ha estudiado diferentes costes asociados con la compra de un inmueble como la financiación y acceso a un crédito bancario o la fiscalidad que afecta a la adquisición de una vivienda. El método utilizado en este estudio para calcular las rentabilidades de las diferentes zonas de Santander es la tasa de capitalización, que nos da una idea de las rentabilidades anuales obtenidas por el alquiler en función del precio de compra. A su vez el trabajo tiene en cuenta otras alternativas para el inversor, tanto de renta fija como variable y as rentabilidades medias del mercado inmobiliario español para dar contexto a las obtenidas en nuestro estudio de Santander.

ABSTRACT: The aim of the work is to analyse the profitability of investment for rent in the real estate market, specifically in Santander. In order to provide an economic context and to understand the functioning of the housing market in Spain, the situation in the property market since the financial crisis of 2007 until today has been studied, taking into account the different economic and financial variables that affect the evolution of prices and that an investor should take into account. Different costs associated with the purchase of a property have also been took into consideration, such as the financing and access to a bank credit or the taxation that affects the purchase of a home. The method used in this study to calculate the returns of the different areas of Santander is the yield, which gives us an idea of the annual returns obtained from renting as a function of the purchase price. At the same time, the work takes into account other alternatives for the investor, both fixed and variable income and the average yields of the Spanish real estate market to give context to those obtained in our study of Santander.
