Valoración de proyecto inmobiliario por medio de opciones reales

Abstract

En el presente trabajo se lleva a cabo la implementación de opciones reales como método de valoración aplicado al sector inmobiliario. Se considera una opción de abandono para un proyecto de construcción de vivienda a través de la metodología de árboles binomiales, que se contrarrestó con la aplicación de métodos tradicionales como FCF (flujo de caja libre) y APV (valor presente ajustado). El objetivo es demostrar que la complementariedad de estas técnicas agrega valor en la toma de decisiones gerenciales al incluir la flexibilidad que puede hacer de un proyecto inviable evaluado por métodos tradicionales, un proyecto rentable o aumentar su valor a través de la opción real. En Colombia fue poca la aplicación encontrada de opciones reales en el sector de estudio, pese los múltiples beneficios que brida al ser considerado un negocio diferente a los convencionales por la dependencia de factores incontrolables.

In the present document is carried out the valuation real options method applied to the real estate sector. It is considered an abandonment option for a homebuilding project through the binomial tree methodology, which is counteracted to the application of traditional methods such as FCF (free cash flow) and APV (adjusted present value). The objective is to demonstrate that the complementarity of these technics add value in making managerial decisions because of the flexibility can make that an unviable project, evaluated by traditional methods, a profitable project or to increase the value of it through the real option. In Colombia there is little application of real options in the studied industry, in spite of the multiple benefits that it can be provides in a business considered different from conventional ones due to the dependence of uncontrollable factors.
