A reabilitação de edifícios em Portugal é vista por muitos especialistas da área como a solução para acrise actual que a indústria da construção atravessa. O parque habitacional português encontra-sesaturado e degradado, sendo fundamental incentivar proprietários e investidores a reabilitar e manteros edifícios existentes. A indústria da construção apresenta algumas debilidades que a tornam um sector pouco eficiente e combaixa produtividade quando comparada a outras áreas produtivas. É uma actividade que envolve umgrande número de intervenientes e de tarefas, havendo por vezes perda de informação e falta decoordenação entre os diversos projectos. A gestão de projectos na construção é indispensável para alcançar os objectivos estabelecidos pelo dono de obra de forma mais eficaz, no tempo e prazo estabelecidos. É fundamental implementartecnologias e sistemas de informação de forma a normalizar os processos e reduzir as falhas existentesactualmente, aumentando a produtividade do sector. O presente trabalho pretende não só mostrar o projecto de reabilitação de um edifício “Grande Hotel Guadiana”, mas também fornecer um sistema de informação orientado para a reabilitação deedifícios antigos, que permita uma melhor compreensão e caracterização do seu processo construtivo. O trabalho encontra-se dividido em três capítulos, ao longo dos quais se aborda a história da cidade de Vila Real S. António, o tema da reabilitação de edifícios, a história do edifício Grande Hotel Guadiana, para concluir apresenta-se o trabalho desenvolvido no projecto de reabilitação do edifício.

Building rehabilitation in Portugal is seen by many experts as the solution to the current crisis that the construction industry is going through. The Portuguese housing park is saturated and degraded and it is key to incentive owners and investors to rehabilitate and maintain the existing buildings. The construction industry reveals some weaknesses that make it a sector low on efficiency and productivity, when compared to other more productive areas. It is an area involving a large number of people and tasks and sometimes information is lost and there is lack of coordination between projects. Project management in construction is the key to achieve the objectives more efficiently, in time and in the established deadline. It becomes fundamental to implement information systems and technology in order to standardize processes and reduce the existing flaws, thus increasing this sector’s productivity. This work intends not only to show the rehabilitation project of the “Grande Hotel Guadiana” building, but also to provide an information system, guided torehabilitation of old buildings, that allows a better understanding and characterization of their construction process. The work is divided into three chapters, on which we can find the history of the city of Vila Real S. António, building rehabilitation, the history of the Grande Hotel Guadiana building and finishing with the project and work to this building’srehabilitation.
