Abstract

A presente investigação analisa a escolha das entidades face à opção entre a adoção do custo histórico ou do justo valor na mensuração das suas propriedades de investimento. Por outro lado, analisa os factores que podem estar inerentes à referida escolha contabilística. A amostra é constituída por empresas cotadas, portuguesas e espanholas, tendo sido observadas, em média, 59 empresas por ano, perfazendo um total de 351 observações ao longo de 6 anos de estudo durante o período de 2010 a 2015. Analisou-se ainda se fatores como o endividamento, a dimensão, o crescimento, a proporção de propriedades de investimento face ao ativo total e o facto da empresa atuar no setor imobiliário explicam o critério adotado pelas empresas na mensuração das propriedades de investimento. No que concerne à opção contabilística adotada, os resultados sugeriram que as empresas mantêm alguma resistência à utilização do justo valor nas propriedades de investimento, demonstrando preferência pelo custo histórico. Como fatores explicativos face à adoção do justo valor, os resultados sugeriram que quanto maior for a detenção de propriedades de investimento, maior é a utilização do justo valor. Relativamente aos setores de atividade, o setor imobiliário demonstrou uma maior propensão à opção do justo valor.

The present investigation analyses the choices of the companies which were given the option of choosing between the adoption of the historical cost or the fair value on measurement of their investment properties. Besides that, it analyses the factors that may be inherent in that accounting choice. The sample consists on average per year of 59 Portuguese and Spanish listed companies which amounts to 351 observations over 6 years of study, between 2010 and 2015. This paper also investigates if factors such as leverage, dimension, growth, the proportion of investment property compared to total assets and either the company is on the real estate sector explain the criteria choice by the companies to measure property investments. Regarding the accounting options adopted, the results suggest that the companies still have some resistance using the fair value on the investment properties, showing preference for the historical cost instead. As an explanation factor towards the fair value adoption, the results show that the higher the holding of investment properties, the greater is the use of fair value. Regarding the sectors of activity, the real estate sector showed a greater propensity to the fair value option.
