O projeto do limite urbano como construção de paisagem

Abstract

O projeto procura desenvolver Porto Covo de forma sustentável, respondendo às carência sociais, dinamizando a economia local através da valorização e preservação da Paisagem e Património. A gentrificação e falta de habitação para os jovens é uma das problemáticas a responder. A valorização do mercado imobiliário é consequência do aumento da procura turística sentida no local, e uma barreira para a aquisição de um lar. Pela construção de novos alojamentos para uso turístico pode, no entanto, ser uma potencialidade, se garantir a preservação dos recursos patrimoniais e paisagísticos É no limite urbano da freguesia que se projeta um bairro para habitação e turismo que procura uma simbiose entre o efémero e o permanente. O bairro responde à carências habitacionais com o programa de habitação a custos controlados, conferindo também identidade e urbanidade ao local pela permanência. A construção do limite tira partido da sua posição privilegiada, definindo relações com a paisagem que acrescentem valor e sejam motor de desenvolvimento do turismo. Em paralelo, o bairro oferece novos espaços públicos que promovem o encontro entre moradores e turistas e articulam a zona histórica com o limite e porta do aglomerado.

The project aims to develop Porto Covo in a sustainable perspective, answering to its social needs, stimulating the local economy through the preservation and valorisation of its landscape and cultural heritage. Gentrification and the lack of housing for young people is the main issue to address. The increase in tourist demand in the area has led to a rise in real estate prices, making it difficult for them to acquire a home. However, the construction of new accommodation for tourism can be a potential solution if it ensures the preservation of heritage and landscape resources. It's in the urban edge where is planned for both residential and tourism purposes, aiming for a symbiosis between the ephemeral and the permanent. This neighbourhood addresses housing needs through a program of affordable housing, while also providing identity and urbanity to the area. The construction of the boundary takes advantage of its privileged position, establishing connections with the landscape that add value and push tourism development. Additionally, the neighbourhood offers new public spaces that promote interaction between residents and tourists and links the historic area with the outskirts and new city gate.
