Abstract

Atualmente, as alterações nas formas de habitar, das necessidades atuais e das diversas estruturas familiares, fizeram com que os modelos tradicionais habitacionais fossem repensados. Também a questão da preservação ambiental, foi tema de reflexão, a opção de uma construção mais leve e com menos impacto na natureza e no lugar foram uma das premissas mais importantes do projeto, de forma a explorar alternativas mais sustentáveis e a não sobrecarregar o planeta com construção. A resolução destas questões passou pela exploração do conceito do reuso adaptativo que possibilita atribuir novas funções a imóveis antigos ou devolutos, reutilizando edifícios existentes de forma a evitar nova construção. O reuso adaptativo neste projeto surgiu associado à procura de novas formas de habitar, através de projetos de cohousing, que exploram o sentido de viver em comunidade, mais próximos da vida rural e da natureza. Um dos objetivos deste projeto era manter as características que caracterizam uma Quinta de Recreio, trazendo de novo a prática agrícola, pecuária, lazer e um pouco da história e das vivências da quinta que foram perdidas, no entanto, adequadas aos tempos atuais. Na presente investigação é explorada a capacidade que uma Quinta de Recreio tem em se adaptar/transformar num projeto de cohousing. A proposta projetual para a Quinta do Senhor da Serra, em Belas (Sintra) passou pelo reuso adaptativo da casa agrícola, e em como conjugar espaços privados (unidades habitacionais modulares) e comuns/coletivos (espaços amplos e flexíveis). Assim como, abrir a quinta à população de Belas, através da redefinição dos acessos/entradas, caminhos pedonais e espaços verdes, mas também com a criação de um edifício multiusos que fizesse a transição entre a quinta e o contexto urbano envolvente (praça).

Currently, changes in ways of living, current needs, and different family structures, have caused traditional housing models to be rethought. The issue of environmental preservation was also the subject of reflection, the option of a lighter construction with less impact on nature and the place were one of the most important assumptions of the project, to explore more sustainable alternatives and not to overload the planet with construction. The resolution of these issues involves exploring the concept of adaptive reuse, which makes it possible to assign new functions to old or vacant buildings, reusing existing buildings to avoid new construction. Adaptive reuse in this project is associated with the search for new ways of living, through cohousing projects, which explore the meaning of living in a community, closer to rural life and nature. One of the objectives of this project was to maintain the characteristics that characterize a Recreational Villa, bringing again the agricultural practice, livestock, leisure and a little of the history and experiences of the farm that were lost, however, adequate to the current times. In the present investigation, the capacity of a Recreational Villa to adapt/transform into a cohousing project is explored. The project proposal for Quinta do Senhor da Serra, in Belas (Sintra) included the adaptive reuse of the farmhouse, and how to combine private spaces (modular housing units) and common/collective spaces (wide and flexible spaces). As well as open the farm to the population of Belas, through the redefinition of accesses/entrances, pedestrian paths and green spaces, but also with the creation of a multipurpose building that would make the transition between the farm and the surrounding urban context (square).
