Abstract

The concept of Eco-coHousing presents itself as a sustainable constructive solution, it values the benefits of living in a community based on a collaborative manner, inclusive and self-sufficient. It is a viable solution of the adaptive reuse of unoccupied and unused constructed heritage, classified or of low architectural interest, which aims to build a community from the physical memory of a pre-existing building. The project’s main goal is to understand if pre-existing building structures can be adapted to the housing system. Therefore, it suggests the use of the Senhor da Serra Estate, located in Belas in the municipality of Sintra, as a space for dwellings in a cohousing system. Taking the water as the aggregating element of the set, it promotes a circular connection between the Palace of the Estate, the main house, and agricultural fields. The requalification of the Senhor da Serra Estate is adapted to a new program that divides itself into a private section and another, even though being private, opens itself to the public. The private section aims to build a community that inhabits the Estate permanently, based on the cohousing model, it develops a connection between the main house and the intimate space as well as the proposed collective set spaces. The public section aims to carry back the Renaissance Estate concept and provide a green space for leisure and conviviality. The reuse of the building structure from Belas’s Royal Palace is the foundation for a new market that presents itself as the motor of the public sector. The result is a new ambiance that puts together the old and the new, aiming to preserve pre-existing buildings without compromising their vitality through the distinctive use to the existing, living in a community.

O conceito Eco-coHousing apresenta-se como uma solução construtiva sustentável, valoriza os benefícios de viver em comunidade de forma colaborativa, inclusiva e autossuficiente. Trata-se de uma solução viável de reuso adaptativo do património construído devoluto e sem uso, classificado ou de baixo interesse arquitetónico, que procura construir comunidade a partir da memória física de um edifício existente. O projeto tem como objetivo compreender a capacidade de estruturas edificadas existentes de serem adaptadas ao habitar. Para tal, propõe o reuso da Quinta do Senhor da Serra, localizada na Vila de Belas em Sintra, como espaço de habitação em sistema de cohousing. Tendo a água como elemento agregador do conjunto, promove-se uma relação circular entre o Paço da Quinta, a casa e os campos agrícolas. A requalificação da Quinta do Senhor da Serra é adaptada a um novo programa que se divide entre espaços de carácter privado de outros, apesar de privados, se abrem ao público. A componente privada pretende criar uma comunidade que habite permanentemente a Quinta, com base no modelo cohousing, pensa a relação da casa como espaço íntimo com o conjunto de espaços coletivos propostos. A componente pública visa restituir o conceito de Quinta de Recreio e proporcionar a Belas um espaço verde de lazer e convívio. A reutilização do edificado do Paço Real de Belas é o alicerce para um mercado, que se apresenta como motor da componente pública. O resultado é a construção de uma nova ambiência que conjuga o antigo e o novo, procura conservar os edifícios existentes sem deixar de pensar a sua continuidade através de um uso destinto ao existente, o habitar em comunidade.
