Abstract

No mundo de hoje, enfrentamos constantemente mudanças em diferentes aspetos das nossas vidas, uma delas é o mercado imobiliário. Devido a vários fatores, encontrar uma casa adequada tem sido cada vez mais desafiador. A habitação é um bem essencial e um direito fundamental, tal como está consagrado na Constituição. No entanto, a dinâmica socioeconómica das últimas décadas tornou difícil para muitos a obtenção de uma habitação digna e a custos acessíveis. Isto leva-nos a questionar como podemos conceber modelos habitacionais que respondam às necessidades habitacionais atuais, tendo em conta uma dinâmica cada vez mais global em contextos urbanos onde a incerteza é cada vez mais prevalente na definição das políticas públicas, nomeadamente nas políticas habitacionais. Como resultado, a adaptabilidade surgiu como uma solução crítica para esse problema, oferecendo várias maneiras de mitigar o impacto da crise imobiliária. O conceito de adaptabilidade é fundamental na hora de definir modelos e tipologias habitacionais mais inclusivas do ponto de vista arquitetónico. Este trabalho centra-se no estudo e reflexão sobre o tema da adaptabilidade como critério fundamental para o desenvolvimento de soluções de habitação coletiva, visando a minimização de diversas problemáticas em diferentes escalas, desde o espaço urbano, ao edificado e à sua materialidade. Partindo de uma análise teórica e prática do território urbano, tendo como referência o Plano Diretor Municipal de Sintra, propõe-se um superquarteirão que engloba diferentes espaços essenciais para a cidade. Do ponto de vista da solução urbana, o superquarteirão permite explorar a temática da adaptabilidade em habitação coletiva através das distintas configurações dos edifícios, permitindo responder a diferentes necessidades dos habitantes. O desenho do superquarteirão permite ter infraestruturas que garantam aos habitantes as suas necessidades, de forma a criar uma conexão com a cidade, através de uma boa rede de transportes e espaços verdes, promovendo o sentido de comunidade. O projeto, pensado desde a escala urbana até ao nível do detalhe, assenta num conjunto de edifícios de usos mistos, integrados com diferentes tipologias de espaços públicos, refletindo a temática da adaptabilidade.

In today's world, we are constantly facing changes in different aspects of our lives, one of which is the real estate market. Due to several factors, finding a suitable home has become increasingly challenging. Housing is an essential asset and a fundamental right, as enshrined in the Constitution. However, the socio-economic dynamics of the last decades have made it difficult for many to obtain decent and affordable housing. This leads us to question how we can design housing models that respond to current housing needs, taking into account an increasingly global dynamic in urban contexts, where uncertainty is more and more prevalent in the definition of public policies, namely housing policies. As a result, adaptability has emerged as a critical solution to this problem, offering several ways to mitigate the impact of the housing crisis. The concept of adaptability is fundamental when it comes to defining more architecturally inclusive housing models and typologies. This paper focuses on the study and reflection on the topic of adaptability as a fundamental criterion for the development of collective housing solutions, aiming at the minimization of several problems at different scales, from urban, to building and materiality. Starting from a theoretical and practical analysis of the urban territory, having as reference the Sintra's Municipal Master Plan, it is proposed a superblock that encompasses different spaces essential to the city. From the point of view of the urban solution, the superblock allows for the exploration of the theme of adaptability in collective housing through the different configurations of the buildings, allowing for the different needs of the inhabitants. The design of the superblock allows for infrastructures that guarantee the basic needs of the inhabitants, in order to create a connection to the city, through a good transport network and green spaces, promoting a sense of community. The project, designed from the urban scale to the detail level, is based on a set of mixed-use buildings, integrated with different types of public spaces, reflecting the theme of adaptability.
