La vivienda en España ha experimentado un incremento muy importante en los últimos años. Se abordan dos preguntas que se hacen los compradores: ¿Por qué se han alcanzado estos niveles de precios y cual será su evolución en un futuro próximo? No existe una única respuesta, pues son muchas las razones explicativas de este fenómeno, algunas del propio sector, otras relacionadas con los mercados financieros, además de la renta disponible esperada. Dichas variables se pueden clasificar en dos grandes apartados, según afecten a la demanda o a la oferta del mercado de la vivienda. Como es de esperar, no todas han contribuido de igual manera a esta escalada de precios, pero muy probablemente todas ellas han realizado su aportación, por pequeña que ésta sea.
Spanish dwelling' s prices have experimented an upward trend that spans over a decade. Potential buyers ask themselves why prices have reached such levels, and if how long this situation will last. There is not a simple answer to there topics, as there are several exogenous variables that influence prices, some from the demand side and others related to the offer of properties. Not all have the same influence, as could be expected, but all have contributed to the present situation.
