Abstract

This research focused on the use of fair value as a method of measuring investment properties. For this purpose, the concept of fair value and historical cost was analyzed, as well as its advantages and disadvantages. Based on these options, this study also has the objective of identifying explanatory factors in companies to opt for fair value. Thus, a sample of 754 companies was compiled, from which the periods between 2010 and 2016 were analyzed. Being a study directed exclusively at the real estate sector, it was possible to identify that the companies in which the investment properties have great weight in the total assets are more likely to measure their investment property at fair value. On the other hand, companies that are audited by a Big4 or large, tend to have more conservative behaviors and, therefore, do not use fair value as a method of measurement. The results of this study also indicate that the use of fair value as a measurement method remains limited compared to the use of historical cost for this class of assets, evidencing that despite the growing concern with accounting harmonization and updating portuguese legislation for this purpose, portuguese companies remain faithful to the conservative policies characteristic of the Continental model. In the sample collected, only 16.09% gave preference to fair value as a method of measuring investment properties. The present study contributed to deepen the surrounding thematic to the fair value, and its results went to the existing literature.
