Abstract

Texto dispoñible en galego e español Bloque temático Sector inmobiliario e mercado hipotecario O concepto de accesibilidade á vivenda tomou unha gran relevancia durante a última década na literatura especializada, e especialmente tras o impacto da crise financeira. Os distintos enfoques aplicados, a medición ou as situacións paradoxais nos problemas de acceso deron lugar a múltiples conceptos de accesibilidade e a unha recente literatura que trata tanto de asentar os principios teóricos como de medila apropiadamente. Neste artigo realízase unha clasificación destes distintos enfoques tras unha revisión da literatura máis relevante sobre a accesibilidade á vivenda. Nunha segunda parte aproxímanse distintas medidas da accesibilidade para España que poñen de manifesto o complexo da súa aproximación e a relación cos distintos momentos do ciclo económico El concepto de accesibilidad a la vivienda ha tomado una gran relevancia durante la última década en la literatura especializada, y especialmente tras el impacto de la crisis financiera. Los distintos enfoques aplicados, la medición o las situaciones paradójicas en los problemas de acceso han dado lugar a múltiples conceptos de accesibilidad y a una reciente literatura que trata tanto de asentar los principios teóricos como de medirla apropiadamente. En este artículo se realiza una clasificación de estos distintos enfoques tras una revisión de la literatura más relevante sobre la accesibilidad a la vivienda. En una segunda parte se aproximan distintas medidas de la accesibilidad para España que ponen de manifiesto lo complejo de su aproximación y la relación con los distintos momentos del ciclo económico Affordability concept became relevant along last decade in housing economics literature and strongly after 2007 with the credit crunch shock. The multiplicity of focuses used in affordability analysis as well as the different concepts used to analyze difficulties faced by households entering to housing market, lead to the appearance of a number of definitions and measures not always consistent. This paper contains a literature review about housing affordability. The aim is to give a structure of concepts explaining what affordability is understood and show how it is measured. The second part of the paper estimates some affordability ratios for Spain and discusses some relationship with business cycle SI
