Abstract

A escolha de um inquilino é um problema central no âmbito do mercado de arrendamento habitacional. Saber a priori se um inquilino pagará a renda a horas, se vai ter uma boa relação com os vizinhos, se vai manter o imóvel sem estragos e se será, globalmente, um “bom” inquilino, evitando conflitos posteriores que podem, inclusive, terminar na justiça, é uma tarefa bastante difícil e de grande complexidade. Neste sentido, este estudo visa contribuir para solucionar este problema, através da utilização integrada de mapas cognitivos com a técnica Decision EXpert (DEX). Pautando-se por uma lógica construtivista, o objetivo passa por reunir um painel de especialistas com experiência e conhecimento na área do mercado de arrendamento residencial, de forma a identificar e articular os critérios que deverão ser tidos em conta na classificação e seleção de inquilinos. Os resultados alcançados revelam que a integração destas duas metodologias (i.e. mapas cognitivos e DEX) contribuem para aumentar os índices de compreensão do problema em análise, resultando em escolhas mais informadas e potencialmente melhores. Vantagens e limitações da aplicação são também objeto de discussão

Choosing a tenant is a key issue in the housing rental market. Knowing, a priori, whether a tenant will pay the rent on time, be able to hold a good relationship with the neighbors or take care of the property – i.e. whether s/he will be a “good” tenant – is a very complex endeavor. It is also crucial, however, as it can help save time, money and conflicts that can end up in court. This study aims to address this issue, through the integrated use of cognitive maps with the Decision EXpert (DEX) technique. Grounded on a constructivist logic, the research aim involves bringing together a panel of experts with experience and knowledge in the residential rental market, in order to identify and articulate the criteria to be taken into account in the classification and selection of tenants. The results achieved show that the integration of these two methodologies (i.e. cognitive maps and DEX) helps increase our understanding of the decision problem at hand, and results in more informed and potentially better tenant choices. Advantages and limitations of the application are also discussed.
