Abstract

Este artículo aborda el análisis de las interrelaciones entre los precios residenciales y la productividad de las ciudades. Siguiendo los principios que evalúan el papel de la productividad en la competitividad de la ciudad, así como los fundamentos para explicar los precios de la vivienda, el artículo aporta una evidencia inicial de la existencia de vínculos económicos que relacionan ambas variables en 99 ciudades españolas. Los resultados muestran la asociación entre la productividad de la ciudad y los precios de la vivienda realizando una agrupación de aquellas donde esta relación se sustenta. El ejercicio no encuentra evidencia concluyente de transmisión de la productividad a los precios residenciales en las dos ciudades más grandes (Madrid y Barcelona), pero sí en capitales de tamaño medio que localizan actividades de mayor componente tecnológico (como Bilbao o Pamplona) y otras más especializadas en producción tradicional o servicios intensivos en mano de obra (como Valencia o Las Palmas). This article undertakes the interrelations between residential prices and city productivity. Following the principles explaining the role of productivity in the city competitiveness and the fundamentals of housing price dynamics, the article provides an initial evidence of the existence of transmission channels between both variables and explores them empirically in 99 Spanish cities. The results show an association between city productivity and housing prices that varies by city and is in line with what evidence in other economies says in a group of them. The exercise fail to find conclusive evidence of the transmission of productivity towards the residential prices in the two largest cities (Madrid and Barcelona), but it does in medium-sized capitals that locate activities with a greater technological component (such as Bilbao or Pamplona) and others specialized in traditional production or labor-intensive services (such as Valencia or Las Palmas).
