Capacidad predictiva de los indicadores de desequilibrios en los precios inmobiliarios residenciales

Abstract

Motivación El Banco de España utiliza regularmente indicadores para medir los desequilibrios que se producen en los precios del sector inmobiliario residencial y tomar decisiones trimestrales sobre el colchón de capital anticíclico. Este artículo analiza la capacidad predictiva de crisis sistémicas de esos indicadores. Ideas principales •El sector inmobiliario residencial es especialmente importante para la estabilidad financiera, como puso de manifiesto la crisis inmobiliaria que experimentó España a partir de 2008, por lo que es esencial contar con indicadores que emitan señales de alerta tempranas para una identificación efectiva de riesgos. •La evolución reciente de los indicadores de desequilibrios en los precios del sector inmobiliario señala que estos se mantienen en niveles moderados y cercanos a su valor de equilibrio, con datos hasta el tercer trimestre de 2023. •Tras describir la evolución reciente de estos indicadores, se evalúa su capacidad predictiva mediante el análisis de la métrica AUROC (por las siglas en inglés de Area Under the Receiver Operating Characteristics Curve).
