Tipologi pengembangan kawasan berbasis transit di kawasan Stasiun Maguwo, Yogyakarta

Abstract

Pengembangan kawasan berbasis transit atau transit oriented development (TOD) adalah konsep untuk menjawab permasalahan terkait minimnya penggunaan moda transportasi publik yang terjadi di kawasan perkotaan. Kondisi empiris dikawasan stasiun Maguwo belum menerapkan prinsip TOD khususnya terkait aspek densitas dan diversitas, yang berakibat terhadap rendahnya intensitas pemanfaatan transportasi publik khususnya kereta api, berdasar kondisi tersebut perlu dilakukan penataan kembali dengan menerapkan prinsip TOD. Penataan kawasan stasiun Maguwo dengan konsep TOD diawali dengan tinjauan kondisi eksisting dan tipologi TOD yang ideal untuk diterapkan dikawasan stasiun Maguwo, temuan kesenjangan antara kondisi eksisting dengan tipologi TOD yang ideal untuk diterapkan, serta rekomendasi untuk menyelesaikan kesenjangan tersebut, akan menjadi masukan dalam proses perencanaan desain kawasan TOD. Penelitian menggunakan metode deduktif kuantitatif dan kualitatif dengan variabel penelitian meliputi karakter pengembangan kawasan, ragam dan intensitas pemanfaatan ruang. Hasil penelitian menunjukan tipologi TOD yang ideal diterapkan di kawasan stasiun Maguwo adalah tipologi TOD sub kota. Kesenjangan antara kondisi eksisting dengan standar tipologi TOD sub kota adalah pada kurangnya jumlah unit hunian dan rendahnya intensitas pemanfaatan ruang meliputi kepadatan bangunan, kepadatan unit hunian, dan kepadatan populasi, sehingga desain kawasan nantinya perlu menambahkan jumlah unit hunian dan meningkatkan angka intensitas kepadatan bangunan agar sesuai dengan standar tipologi TOD sub kota. © 2020 Agus Setiawan, Ikaputra
