Работа посвящена рассмотрению вопроса о приспособлении промышленной территории Галерного острова в современное пространство и разработке концепции развития данной территории. Цель исследования – заключается в разработке концепции ревитализации территории Галерного острова с подсчетом ориентировочных затрат на реконструкцию. Задачи, которые решались в ходе исследования: 1. Анализ отечественного и зарубежного опыта преобразования промышленных территорий; 2. Комплексный анализ территории Галерного острова; 3. Выявление актуального сценария развития острова и разработка концепции пространственно-функциональной организации территории; 4. Подсчет ориентировочных затрат на реконструкцию. Предмер исследования – концепция эффективных пространственнофункциональных решений по организации территории Галерного острова. Методы исследования: систематизация и анализ литературных источников по теме исследования, методы сравнительного анализа, подсчет ориентировочных затрат на реконструкцию. В результате работы был рассмотрен проект ревитализации Галерного острова с изменением функционального назначения при условии сохранения и приспособления существующей застройки под новые функции; создана концепция пространственно-функциональной организации территории Галерного острова и подсчитаны ориентировочные затраты на реконструкцию. Результаты работы могут быть использованы как основа для последующей разработки подробного проекта по ревитализации данной территории, который поможет заинтересованным сторонам принять решение о приспособлении объекта. The work is devoted to the consideration of the issue of adapting the industrial territory of Galerny Island to the modern space and development of a concept for the development of this territory. The purpose of the study is to develop a concept for the revitalization of the territory of the Galerny Island with the calculation of the estimated costs for reconstruction. Tasks that were solved in the course of the study: 1. Analysis of domestic and foreign experience in the transformation of industrial territories; 2. Comprehensive analysis of the territory of Galerny Island; 3. Identification of the current scenario for the development of the island and development of the concept of the spatial and functional organization of the territory; 4. Calculation of estimated costs for reconstruction. The subject of the study is the concept of effective spatial and functional solutions for organizing the territory of the Galerny Island. Research methods are systematization and analysis of literary sources on the research topic, methods of comparative analysis, calculation of estimated costs for reconstruction. As a result of the work, a project was considered for the revitalization of Galerny Island with a change in functional purpose, subject to the preservation and adaptation of the existing building for new functions; the concept of the spatial and functional organization of the territory of Galerny Island was created and the estimated costs for reconstruction were calculated. The results of the work can be used as a basis for the subsequent development of a detailed project for the revitalization of this industrial area, which will help the stakeholders make a decision on the adaptation of the facility.
