Abstract

Тема выпускной квалификационной работы: «Бизнес-центр высотой 117 метров в г. Санкт-Петербург». Данная работа была выполнена с целью оценки рисков инвестиционно-строительного проекта. Расчеты и анализ были проведены на примере административного здания бизнес-центра высотой 117 метров. В ходе исследования были поставлены следующие задачи: 1. Разработать проектную документацию на строительство бизнес-центра в соот-ветствии с заданием на проектирование и постановлением Правительства РФ от 16.02.2008 №87 «О составе разделов проектной документации и требований к их содержанию»; 2. Проанализировать риски методом экспертных оценок; 3. Дать рекомендации по минимизации наиболее значимых рисков; 4. Проанализировать риски методом сценариев; 5. Дать оценку эффективности инвестиционного проекта. Использование метода экспертных оценок и метода сценариев позволяет определить риски в строительной сфере. Производится анализ полученных данных и принятие решения о целесообразности финансирования проекта. В результате данной работы был произведен анализ рисков инвестиционно-строительного проекта, и на основе этого был сделан вывод о том, что проект будет окупаем при любом сценарии развития, следовательно проект является выгодным для инвесторов. Риски проекта можно считать минимальны.

The subject of the graduate qualification work is “117-meter business center in St. Peters-burg”. This work was done to assess the risks of an investment construction project. Calculations and analysis were carried out on the example of the administrative building of a business center 117 me-ters high. During the study, the following tasks were set: 1. to develop a project documentation for the construction of a research Institute in ac-cordance with the design assignment and the RF Government Resolution N 87 of Feb-ruary 16, 2008 On the structure of sections of design documentation and requirements to their contents; 2. To analyze the risks by the method of expert evaluations; 3. Give recommendations to minimize the most significant risks; 4. Analyze risks using the scenario method; 5. To assess the effectiveness of the investment project. Using the expert assessment method and the scenario method allows you to identify risks in the construction industry. An analysis of the data obtained and a decision on the feasibility of financ-ing the project. As a result of this work, an additional estimate was made, then an analysis was made of the obtained construction costs of the underground part of the building, and on the basis of this, it was concluded that the sheet piling method is the most economically feasible method for the construction of the underground part of a high-rise administrative building, provided that it’s technically possible to use both methods.
