Последствия ипотечной экспансии как предпосылки возникновения пузыря на Российском рынке жилья

Abstract

В данной работе исследуется жилищный сектор экономики России как пример отрасли, минимально подверженной влиянию пандемии в 2020 году. Установлены факторы такой индифферентности, которые рассматриваются как предпосылки идентификации финансового пузыря в этом сегменте из­за двой ственности жилья как финансового актива. Проведено тестирование предпосылок об ограниченно рациональном поведении рыночных агентов. Анализ предпосылок не дает оснований отвергать гипотезу о наличии неэффективности на жилищном рынке, что может указывать на формирование пузыря.
