
В статье рассмотрено состояние и доходность городской недвижимости на примере Коломны уездного города Московской губернии. На основе анализа статистических источников было установлено, что темпы строительства в Коломне во много раз опережали соответствующие показатели аграрных и торговых городов. Значительно возросли объемы каменного строительства, и уплотнилась застройка за счет сокращения свободных земельных ресурсов, что было вызвано увеличившимся спросом на жилье со стороны коренного и пришлого населения. Проведенное исследование показало, что города Московской губернии отличались не только градостроительными показателями, но и другими характеристиками, в том числе частотой сдачи жилых помещений в наем, стоимостью оплаты найма, зависящей от местонахождения дома в черте города.
The article is discussing the status and profitability of urban real estate as an example of Kolomna county town of Moscow Province. It is based on the analysis of statistical sources which has found that the pace of construction in Kolomna is many times higher than it was in agricultural and commercial cities. The amount of stone construction has increased significantly and sealed construction by reducing the available land which was caused by the increased demand for housing on the part of native people and newcomers. The study has showed that cities of Moscow province differed not only in urban development indicators but also in other characteristics, including the rent frequency of residential buildings, cost of the rent, depending on the location of the house in the city.
