Abstract

В статье проведен анализ состояния рынка жилой недвижимости Ростова-на-Дону за 2016 год. Сделаны следующие выводы: активное развитие первичного рынка, поддержанное субсидирование процентной ставки по ипотеке, с одной стороны, и падение платежеспособности целевого покупателя способствовали затовариванию рынка жилья Ростова, следствием чего стало снижение цен на объекты. Рецессия на рынке в 2017 году приведет к усилению конкуренции. Снижение себестоимости строительства и цены 1 кв. м станет основным конкурентным преимуществом на рынке новостроек. Разработка стратегии снижения себестоимости становится главной задачей девелоперов на ближайшее время.
