Más allá del retorno al centro: el nuevo dinamismo de las zonas centrales del Área Metropolitana de Mendoza, Argentina (2001-2022)

Abstract

Impulsado por las políticas de recuperación urbana y los debates académicos, en las últimas décadas existe un renovado interés por los centros de las ciudades latinoamericanas que la literatura especializada ha denominado como regreso a la ciudad construida. En este artículo tomamos las zonas que atraviesan procesos de sustitución residencial en el Área Metropolitana de Mendoza (Mendoza, Argentina) para preguntamos cuáles son los rasgos que definen la reconversión de sus áreas centrales. A partir del análisis de información estadística y el empleo de la técnica de la observación directa, registramos los distintos procesos que apuntalan el desarrollo en altura de las zonas centrales de la ciudad. La hipótesis que esbozamos es que el Área Metropolitana de Mendoza exhibe un nuevo dinamismo en su centralidad vinculado con transformaciones sociodemográficas y cambios habitacionales que promueven una densificación residencial en zonas valorizadas de la metrópoli.
