PRE-PROJECT ANALYSIS OF HISTORICAL RESIDENTIAL BUILDING

Abstract

Nowadays, when we have a significant fund of residential buildings from previous historical eras, the issue of developing professional programs for their reconstruction is extremely important and relevant. Historical residential buildings have characteristic features of their time – the presence of passageways, courtyards, offices, entrances to apartments from galleries, shared toilets, etc., as well as engineering solutions of buildings. The analysis and assessment of the real state of the building is carried out at the stage before the design studies, the purpose of which is to prepare the initial data for the sketch project of reconstruction. Pre-design studies are carried out according to a certain methodical plan, which defines the stages of sequential analysis and collection of design data related to onsite surveys, planning, construction, engineering and architectural and decorative solutions. The plans and results for each stage presented in the article provide a sample and toolkit for pre-project analysis. The data of the pre-project analysis, their completeness and accuracy influence the adoption of conceptual and project decisions on the reconstruction, re-planning and modernization of apartments, floors and the building as a whole, the implementation of a superstructure, extension, improvement of the yard and its inclusion in the social street space. The practical value of this study is that today, in the conditions of the Russian- Ukrainian war, the recommendations for the reconstruction of historical residential buildings can be used during the reconstruction of partially destroyed residential blocks and individual buildings. В даній статті представлено опис і організація стану перед проектного аналізу при виконанні проектів реконструкції історичних житлових будинків. Стан планування переважної більшості цих будинків не узгоджується з сучасними санітарними, інженерними та функціональними вимогами. Такий стан вимагає проведення фахових перед проектних досліджень, визначення реальних вихідних даних для вироблення і прийняття концепцій реконструкції. Метою даної публікації є визначення змісту і методичних положень організації і проведення аналізу і оцінки стану житлового будинку і формування вихідних даних для вироблення концепції реконструкції. Практична цінність даного дослідження полягає в тому, що сьогодні, в умовах російсько-української війни рекомендації щодо реконструкції історичних житлових будинків можуть бути використані під час відбудови частково зруйнованих житлових кварталів та окремих будинків.
